Mary Kate’s Aspen Market Intelligence — August 2026
The Aspen market has slowed in transaction volume, but values are proving more resilient than the headlines might suggest.
Buyers have more choice and more time to make decisions, while correctly positioned properties continue to trade.
Aspen Single-Family | Year to Date
Through August 31, Aspen recorded 37 single-family home sales, down 29% from 52 during the same period in 2025.
Total sold volume declined from $919.6 million to $548.2 million, a 40% year-over-year decrease.
The average single-family sale price was $14.82 million, down 16%, while the average sold price per square foot was $3,105, down 15%.
Homes are also taking longer to sell, with average days on market increasing from 160 days to 228 days.
Aspen Condos | Year to Date
Aspen condos have held up somewhat better.
There were 44 condo sales through August, compared with 55 last year, a decline of 20%.
Total sold volume fell 25% to $179.1 million.
The average condo sale price was $4.07 million, down just 6%, while average sold price per square foot was $3,179, down 9%.
Average days on market remained essentially flat at 156 days, compared with 160 days last year.
August Aspen Snapshot
August recorded 15 Aspen residential closings totaling $98.3 million.
The average sale price was $6.56 million, with an average sold price of approximately $3,298 per square foot.
Notable Aspen Sales in August
Several meaningful luxury transactions closed during the month:
153 W Lupine Drive — $14.83 million
990 E Hopkins Avenue — $13.5 million
1263 Bunny Court Unit 1 — $10.225 million
851 Ute Avenue B — $10 million
The presence of multiple $10 million-plus closings reinforces that meaningful demand remains in the luxury segment, even as buyers become more selective.
Snowmass Village | Year to Date
Snowmass Village is showing a similar pattern: transaction volume has declined more dramatically than values.
Single-family sales are down 46%, while the average sale price is down only about 5%. Average days on market increased from 113 to 195 days.
Condo sales are down 30%, but average sold price per square foot has declined only about 4%, with properties selling at approximately 97% of asking price.
Mary Kate’s Take
The clearest story in the market right now is that transaction volume has softened more than values have.
Buyers have more options and are taking longer to make decisions. For sellers, that makes pricing, presentation and positioning increasingly important from day one.
For buyers, there is more negotiating opportunity than there has been in several years — particularly on properties that have been sitting or require meaningful work.
But exceptional Aspen properties remain scarce.
Aspen has not become inexpensive. It has simply become much less forgiving of the wrong price.
